Gas Safety Check and Service

All gas testing and gas work is carried out by a qualified and fully insured gas engineer approved by Leaf Property Services

As a landlord, you are required by law to have a Gas Safety Certificate for each of your properties. If you do not comply then your tenants’ lives could be at risk and you could face a fine of up to £20,000 or even a jail sentence.

Leaf Property Services will send a Gas Safe registered engineer to check your boiler. Upon passing the inspection you will be issued with a Gas Safety Certificate which is then valid for one year.

  • A comprehensive check of the gas boiler, controls and components
  • Cleaning and vacuuming of vital parts to prevent carbon monoxide incidents and improve gas efficiency
  • Replacement of fuel injectors if necessary
  • A check for scale damage to your boiler and system
  • Full testing to ensure everything is functioning correctly
  • Issue of Gas Safety Certificate if the boiler and other appliances pass

Electrical Installation Condition Report (EICR)

All electrical testing and electrical work is carried out by a qualified and fully insured electrical engineer who has been approved by Leaf Property Services.

An electrical report, known as an Electrical Installation Condition Report (EICR) will reveal if electrical circuits are overloaded, find potential hazards in the installation, identify defective DIY work, highlight any lack of earthing or bonding and will carry out tests on the fixed wiring of the installation.

The report will establish the overall condition of all the electrics and state whether they are satisfactory for continued use and should detail any work that might need to be done.

  • Professional technical advice from a qualified electrician

Portable Appliance Testing (PAT)

All electrical testing and electrical work is carried out by a qualified and fully insured electrical engineer who has been approved by Leaf Property Services

All portable electrical equipment runs the risk of damage rendering it dangerous to the user. Without a regular programme of testing and inspection, a Landlord may be deemed to have not shown due diligence in taking steps to ensure the safety of their tenants and therefore leave themselves liable to fines, imprisonment and invalidation of their property insurance.

A full PAT test will give you peace of mind that you have taken all reasonable steps to ensure the safety of your tenants.

Oil Boiler Safety Check (CD12) and Service

All oil testing and oil work is carried out by a qualified and fully insured oil engineer, approved by Leaf Property Services.

Correct oil fired equipment installation and maintenance is essential for performance and safety. There is no legal requirement in the United Kingdom for a Landlord to obtain a Landlord Safety Certificate for oil fired equipment installed within a let property. However, BS5410 Part 1 requires oil fired appliances to be serviced periodically in accordance with the manufacturer’s instructions. Oil tanks and oil feed pipe work should be checked for general condition and any leaks repaired.

To promote safety of Tenants and Landlords and to satisfy many property insurers, it is recommended that a registered technician services and inspects an oil installation at least once a year. As well as peace of mind for both parties, planned maintenance can keep an appliance operating at peak performance, reducing fuel bills and saving on costly call out fees if an appliance fails.

Domestic Energy Performance Certificate

Energy Performance Certificates (EPCs) have been introduced to help improve the energy efficiency of buildings and you are required by law to make one available to prospective tenants upon request. Inspections are carried out by fully accredited energy assessors
