Our highly experienced team of property agents understands how to attract the most suitable tenants for your property. As part of our let only service, we’ll take care of marketing your property, finding the right tenants and completing all the relevant paperwork. You can be assured that absolutely everything will be in place before we hand over the management of the rental to you.
Preparing your property for rental
We’ll advise you on how to get your property ready to let and make sure it meets the standards required by current legislation. We’ll also ensure all the relevant documentation is in place to comply with safety requirements, gas, electric, oil, fire, furnishings, etc. and obtain the compulsory Energy Performance Certificate (EPC).
Marketing your property
We’ll advise you on the most suitable market for your property (family/student accommodation/professionals) and the potential rental amount. We’ll then market your property via our own website, national websites such as Rightmove, and our many industry contacts.
Viewings and tenant screening
We’ll arrange and conduct viewings, always giving current tenants a minimum of 24 hours’ notice, and interview prospective tenants to assess their suitability. We’ll collect a holding deposit from the chosen tenants and obtain the identification needed, in line with Right to Rent guidelines, as well as a reference/background check and/or guarantor, if needed. (We use a third-party referencing agency for this.) Throughout this process, we’ll always keep you updated on our progress.
Arranging the tenancy
Once we’ve selected suitable tenants, we’ll complete the appropriate tenancy agreement. This may be a standard six-month agreement or, if the property is to be let as student accommodation, an 11-month agreement (1 September to 31 July). Of course, you may choose an alternative rental term if you wish. We’ll also obtain a signed Deed of Guarantee for each tenant. We’ll then send you all the documents (AST, Deed of Guarantee and Right to Rent ID) and the tenant and guarantor contact details, so you can manage the tenancy.
